The Alpes-Maritimes tourism department recently shared some 2023 stats on the area (including Monaco but not Var), and the results are interesting! Here are the highlights for those of us in the short-term rental business.
In 2023, 11.5 million tourists visited the region! The busiest day was August 15, with 650,000 visitors all at once.
The area hosted 369,184 short-term rentals last year, and 307,824 of them were booked at least once. Altogether, these rentals offered 7.7 million nights for booking, of which 4.1 million nights were reserved. That’s an annual occupancy rate of 52.9%!
In comparison, the 602 hotels in the region sold 10 million nights, averaging 16,611 nights per hotel or 172 nights per room with a 63% occupancy rate. Numbers like these explain why iconic hotels like the Negresco rake in over €60 million a year!
Our region is also home to 200,000 secondary residences, with 45,000 owned by foreign visitors. It’s the #1 area in France for foreign-owned homes, holding 15% of all foreign-owned properties in the country. Together, these homes accounted for about 2.1 million stays.
Booking Insights
About 80% of all short-term rental bookings came through big platforms like Airbnb, VRBO, and Booking.com. These platforms handled 22% of all paid stays across every kind of accommodation in the area.
Most Popular Areas for Tourists
Nice: 4.9 million stays (44% of all stays!)
Antibes and Surrounding Areas: 1.8 million stays
Cannes/Mandelieu: 1.75 million stays
Who’s Visiting?
French tourists led the way with 5.6 million stays, and nearly 30% of those visitors came from Paris. Foreign visitors made up 52% of all stays, with these nationalities topping the list:
Italy: 15.8% of stays
UK/Ireland: 15.5% of stays
USA: 9.6% of stays
Daily Spending
Convention attendees were the highest spenders at €240/day. Not far behind were visitors from the Middle East, USA, and Russia, each spending over €200/day. Foreign tourists overall spent €110/day, while French tourists averaged €70/day.
Tourism is the heartbeat of our economy, making up 15% of the region’s economy—that’s twice as high as in the rest of France!
